As everyone is aware, the gate system is in need of update and repairs. We have selected a contractor to make the necessary updates and repairs based on a previous relationship established by Bill Thurston. Three bids were requested, two Gate Bids received back and the contractor that was previously utilized won the contract based on proximity, price, previous relationship and knowledge of system. Several specifications were outlined previously by Bill, and those were honored in the contract award process.
The current system was fully inspected and it was determined that the photo eye is no longer operational, which is causing the gate system to be inoperable at this time. The gate crew will try to reset the system, anticipated replacement window is about two weeks. Parts have been ordered to replace the control panel, opener drive, chain assembly and to add a new photo eye and several 2016 required safety updates to bring the system up to current code requirements.
The new system will be computer programmable, we were able to negotiate with the provider the option to retain our receiver system so that all the current gate remotes will continue to work uninterrupted. This will save us the headache of distributing new remotes to everyone, as well as reprogramming all of the vehicle remote systems within the community. This added a bit of cost for the controller, however we are still within our allotted budget and the savings of new remotes will offset the cost of the requirements of the code/safety required updates.
The key system will no longer be available. The added cost to re-integrate this system would have exceeded the allotted funds. In lieu of this functionality, the new system should allow for resident specific codes to be issued. If the community should desire the key system be re-installed at a later date, it is able to be done, however funds will need to be allotted by vote.
Below is a form that every resident should complete as soon as possible so that we can program the controller before it is installed. We will do our best to get the data from other avenues as needed, however it would be super helpful if each resident provided the information here and now to make sure there is minimal disruption.
